Why this matters to you

Selling or Buying a Business is Rarely Simple

Whether you are preparing to sell a business or evaluating an acquisition, the decisions you make have long-term financial and personal consequences. Unclear valuation, poor preparation, and rushed timelines are what cause most deals to fall apart.

dylan cook business advisor

Dylan Cook

Dylan began his professional journey studying business at West Chester University, where he developed a strong foundation in finance, operations, and entrepreneurship. Today, he brings that analytical grounding into his work advising business owners and buyers through complex transaction decisions. Outside of work, Dylan enjoys time on the golf course and appreciates a well-cooked meal—interests that reflect his professional style: measured, disciplined, and detail-oriented. That balance of precision and perspective carries through in how he approaches deals and client relationships. What distinguishes Dylan as a business broker is his firsthand experience as an operator. While still in college, he co-founded a local junk removal business, Junk U, alongside his business partner, Steve Roscioli. The company grew rapidly from the ground up, requiring hands-on involvement in sales, operations, hiring, systems, and financial management. Within a few years, the business scaled into a multi-location operation and was ultimately developed into a broader growth platform. That experience gives Dylan a practical understanding of what business ownership actually entails—not just in theory, but in execution. He understands cash flow pressures, operational bottlenecks, owner dependence, and the realities that affect valuation, deal structure, and buyer confidence. As a business broker, Dylan brings an operator’s mindset to every engagement. His role is to help sellers prepare and position their businesses realistically, and to help buyers evaluate opportunities with clarity around risk, performance, and potential. With Dylan, clients aren’t working with someone who has only observed deals from the outside—they’re working with an advisor who has built, scaled, and navigated the same challenges they face. Whether you’re considering the sale of a business or evaluating an acquisition, Dylan provides thoughtful guidance grounded in real operating experience and disciplined deal process.

Steve Roscioli

Steve studied at West Chester University majoring in pre-med, where he developed a disciplined, analytical approach to problem-solving. While his path ultimately moved away from medicine, the precision, preparation, and accountability ingrained during those years continue to shape how he approaches complex business decisions and transactions. Outside of work, Steve spends time on the golf course and trains in Brazilian jiu-jitsu—both pursuits that reflect his professional mindset: strategic thinking, adaptability under pressure, and disciplined execution. Those same principles guide how he advises business owners and buyers through high-stakes decisions. Steve’s perspective as a business broker is grounded in real operating experience. While still in college, he co-founded a local junk removal company, Junk U, alongside his business partner, Dylan Cook. What began as a hands-on startup quickly evolved into a scalable operation, requiring deep involvement in sales, operations, hiring, systems, and financial management. Over the course of several years, Steve helped grow the business from the ground up, navigating the challenges that most owners face long before a sale is ever considered. That experience gives Steve a practical understanding of what actually drives business value—and what undermines it. He understands owner dependence, cash flow volatility, operational risk, and the realities buyers scrutinize during diligence. Those insights directly inform how he helps sellers prepare for market and how he helps buyers evaluate opportunities with clarity and discipline. As a business broker, Steve focuses on preparation, valuation clarity, and process execution. His role is not to rush decisions, but to help clients understand their position, weigh risk appropriately, and move forward with confidence when the timing is right. Whether you are considering the sale of a business or exploring an acquisition, Steve provides advisory guidance shaped by firsthand experience building, scaling, and navigating the same challenges his clients face.
